There is useful historical context: a 2023 lease at 88 W Broadway was reported at $165/SF for roughly 1,450 SF, so your quoted $136/SF is below that prior reported deal on a per-square-foot basis.
The bigger issue is the NNN structure. Your real occupancy cost will be higher than $17,000 once the tenant’s share of taxes, insurance/CAM and utilities is established. Before ranking this against the cheaper spaces you’ve shown me, I would want the broker to provide the exact NNN additional rent per SF and total expected monthly occupancy cost.
For a business that specifically benefits from a high-profile Tribeca storefront, this is one of the more compelling locations you’ve sent. For an office-like use where street exposure doesn’t directly generate revenue, $17K/month is difficult to justify.
